3 Unique Properties Of Stem Cells. When a stem cell divides into different cells, each newly developed cell has the potential to be a stem cell or to become any other type of cell which can perform its specialized function. All stem cells—regardless of their source—have three general properties: they are capable of dividing and renewing themselves for long periods; they are unspecialized; and they can give rise to specialized cell types.
They are present both during embryonic development (embryonic stem cells) and in the adult body (adult stem cells).
